Development Review

Preliminary Plat Review

 

All preliminary plat reviews are heard before the Planning and Zoning Commission. Each request must be accompanied by a completed checklist. While the checklist may be downloaded, it is recommended that the designer consult the Jefferson County Unified Development Order to ensure compliance with all standards. Additionally, it is recommended that the applicant discuss the proposal with a planner prior to submittal.

Site Development Plan Review

 

All Site Development Plans are reviewed by County staff, including the Planning Division, Stormwater Division and the Public Works Department.  The first submittal must be accompanied by a completed application and checklist.  While the checklist may be downloaded, it is recommended that the designer consult the Jefferson County Unified Development Order to ensure compliance with all standards. Additionally, it is recommended that the applicant discuss the proposal with a planner prior to submittal.

Need Help Determining your Setbacks? 

 

All parcels and lots in unincorporated Jefferson County are subject to property line setbacks. These are the minimum distances from property lines where structures can be located. Setbacks are based on zone districts ad lot shape. The Planning Division staff can help you determine what the setbacks are for your property.  The graphics below demonstrate setback rules for corner lots and double frontage lots (lots that are located between two streets):
